BOCA RATON, FL (BocaNewsNow.com) (Copyright © 2024 MetroDesk Media, LLC) — Boca Falls resident David Bruce Cohen is in the Palm Beach County Jail Saturday morning, awaiting sentencing on multiple counts of money laundering and fraud. He was convicted by a jury on Friday and immediately taken into custody. No bond has been set.
We first reported on Cohen in 2020 when he was arrested and charged with taking $1.2M from a woman who believed he was a licensed broker. He was not — and is not. Cohen told the woman he was investing the money in a cannabis company, a real estate development, and more. But investigators learned that he did not invest the money in anything other than himself. He was arrested in 2020 and charged with: “Fraud — Money Laundering 100k Or More,” “Fraud, Swindle, Obtain Property (valued at) $50,000 Or More,” and “Grand Larceny — First Degree $100,000 or more.”
The arrest report details months of investigative work by the Palm Beach County Sheriff’s Office and financial crimes experts. Here’s a key part: “In November 2016, Cohen induced her to invest $1,200,000 in a cannabis company, Mass Alternative Care Inc., based out of Massachusetts. She was to receive an 8-percent return. The interest would accrue for 24 months. She was to receive her first dividend payment in December 2018. She has not received any payments. In August 2017 Cohen induced her to invest $250,000 in a townhouse project. She was to receive a 12 percent return. The promissory note was to mature on July 1, 2019, and the principal and accrued interest would become due on the same date.”
The Palm Beach County Jury convicted Cohen of “money laundering, $100,000 or more,” and “theft, $100,000 or more.” Cohen will be held in jail until sentencing which is now set for January of 2025. We note his Boca Falls home is valued at $746,924 but has been re-deeded twice since his arrest in 2020. The Palm Beach County Sheriff’s Office, however, lists it as his current home address. Boca Falls is a gated community in West Boca Raton.

If a few blocks of Collins Avenue in Miami Beach are currently commanding some $2.5 billion in hotel investment, it doesn’t take a lot to imagine how much more money is being pumped up and down the south Florida coast. Include hospitality-driven real estate developments slightly farther inland from the A1A coastal highway, and the total likely reaches 11 figures. New builds in the area have come fast and furious in recent years, catering to a wealth boom that has made south Florida a national power center. As a result, the boundaries between neighborhoods have blurred, with Miami, Bal Harbour, Fort Lauderdale, Boca Raton and Palm Beach now forming an almost continuous (and continuously luxurious) seaside strip.
But one key difference between the southern and the northern ends of it is that several of the Miami projects will be under construction for years to come, while Palm Beach is preparing to cut ribbons on most of its notable openings this winter.
Here, a look at five new and recently renovated escapes “up north” worth adding to your next visit.
London-based Iconic Luxury Hotels (whose grand UK properties include the stately Cliveden House and Chewton Glen) is crossing the pond and heading straight for Florida, where it’s reinventing a long-shuttered 1960s icon on Royal Palm Way. The 79-room property—expected to open fully in January, with a soft opening in November—is done up in classic Palm Beach style, with floor-to-ceiling seashell tapestries in the lobby, Slim Aarons photographs lining the hallways and frilly pink umbrellas and striped cabanas surrounding the pool. The guest rooms further honor the Palm House’s heyday with plenty of coral-and-green art deco touches. But the food options promise to be more global, with a Nikkei (Japanese-Peruvian) concept set to fill the Palm House Dining Room.
This Mediterranean revival building is nearly a century old, but now the Palm Beach landmark is getting a new lease on life as an Oetker Collection hotel, making it a sibling to the decadent Le Bristol in Paris and Eden Rock in St. Barts. It will reopen in the first quarter of 2025 with carefully preserved details—especially in the revived Leopard Lounge, a favorite celebrity haunt of the 1950s—and 41 refreshed guest rooms. The company has been tight-lipped about details, resting on its sterling reputation to build buzz, but one thing is for sure: A Mediterranean-inspired restaurant will add a little extra glitz to the original palm-lined pool. And it’s all a stone’s throw from tony Worth Avenue.
Palm Beach’s old-money mainstay has invested in a handful of updates of its own, adding a new $12 million recreation facility for tennis, padel and pickleball and reopening its exclusive hotel-within-a-hotel, the Flagler Club. The latter will have 21 guest rooms renovated by Tihany Design, which is adding details such as embroidered wall coverings, trompe l’oeil-style moldings and a coastal color palette to bridge the Breakers’ iconic Italian Renaissance architecture with the resort’s breezy beachfront location.
It technically isn’t Palm Beach, but it sure is close. And in December, Boca Raton’s legendary private club will introduce a $120 million transformation of its Beach Club resort with 210 marble- and velvet-clad guest rooms. It’s the last part of a four-year renovation to the broader Boca Raton resort complex—356 acres in all—which has cost some $300 million and aims to emulate the mega success of Bahamian tourism juggernaut Baha Mar. At the Beach Club, three new restaurants will include Mediterranean all-day concept Marisol and the toes-in-the-sand Onda. Guests will also be able to take pink Vaporina-style long boats across the Intracoastal Waterway to the Boca Raton’s main campus, which has 706 rooms and suites across four hotels, plus a golf course, 14 restaurants, a racquet club and a sprawling pool complex with a lazy river.
This 1950s icon was recently acquired by billionaire Larry Ellison, whose growing hotel portfolio includes Nobu Ryokan Malibu and Four Seasons Resort Lanai. The Oracle Corp. co-founder bought the resort for an undisclosed amount, according to a statement. Though it appears to be business as usual for now at the seven-acre beach resort, Ellison has brought in a Nobu pop-up for the winter season. More updates are surely on the way for 2025.

For years, the "baddest man on the planet" − boxing champ Mike Tyson − has called Las Vegas home. Turns out, he calls Florida home, too.
The heavyweight boxing icon, who's scheduled to fight YouTube star Jake Paul at 8 p.m. EST Friday, Nov. 15, 2024, in a hotly televised Netflix event, has long been known for his roots to Las Vegas. His appearances in "The Hangover" films with actors Bradley Cooper, Ed Helms and Zach Galifianakis − which are set in Sin City, Nevada − further associate him with the iconic town.
In a 2022 video interview with Bill Maher, Mike Tyson confirms he is a Florida resident, and he's proud of it.

His daughter, Milan Tyson, an aspiring tennis champ who has met her idol Serena Williams, trains in Miami with famed tennis coach Patrick Mouratoglou. Several videos of "Mike Tyson's daughter" training on the hard court appear on Mouratoglou's YouTube channel.
In a 2016 USA TODAY story, a then-7-year-old Milan Tyson said she wanted to win all the tennis titles. At the time, she was a "budding young tennis player at the No Quit Tennis Academy near her family’s home in Las Vegas, appropriately training under former Olympic boxer Mike Agassi, the father of Grand Slam tennis champion Andre Agassi," the USA TODAY story said. Tyson then gushed about his athletic daughter's prowess: “Me and my wife both never in a hundred years anticipated we’d be tennis parents and traveling around the state. It’s amazing. I’m just happy to be here. She showed the aptitude for tennis, and I’m just supporting her. I’m really lost, but this is exciting.”
In December 2019, Mike Tyson captioned a photo on Instagram, "Great day today in Boca Raton," praising tennis player Yulia Putintseva after a training session with Milan Tyson. The Instagram photo was geotagged for Delray Beach, Florida.
To really support his daughter, Mike Tyson told friend and talk show host Bill Maher why he moved to Florida.
In a May 9, 2022, hourlong video interview, Tyson and the "Club Random with Bill Maher" host talk about everything from Jake Paul to Cleopatra to Alexander the Great. Both eventually light up a weed cigarette, and Tyson reminds Maher to promote his marijuana product, "Mike's Bites."
In the interview, Maher thanks Tyson for coming on to the show, calling him the "very hot property in media."
The pair then talked about Tyson in Florida. The boxing champ told Maher he was "getting ready to move to Boca," short for Boca Raton. "My kids, they're playing tennis and golf, and we moved to Boca. We got the house and everything," he says in the video.
Maher admits, "Florida is attractive now. I go back and forth on Florida."
A property records search confirms a Boca Raton address for the Tyson family since May 2022.
Boca Raton is a city in southern Palm Beach County, Florida. It was first incorporated on Aug. 2, 1924, as "Bocaratone," and then incorporated as "Boca Raton" in 1925. The 2019 population estimated by the U.S. Census Bureau was 99,805.
A longtime California resident, Bill Maher, the former "Politically Incorrect" host, mentioned he considered relocating to the opposite end of the country. He told Tyson in the "Club Random" video that he took a virtual tour of homes in Miami: "Sometimes you have to look reality stark in the face, and I was scared about and still am about the fires out here and other things, but mostly the fires. I thought, maybe I should go someplace and people said, well, you know, Miami, they'll have hurricanes … I'd rather drown than burn."
Tyson then recommended his second home state, specifically, Palm Beach County: "But not Miami, you've got to be in Boca or West Palm Beach," he says.
The pair also talked about Florida's "sense of freedom there especially during COVID" pandemic.
Maher decided at his age, after 40 years in California, he would be "dead" before he felt at home in Florida.
But like a laidback verbal boxing match, Tyson defended the jab to the Sunshine State, telling Maher: "Listen, if you go to Miami, that would energize you. When you go to Miami, you go, Whoa! You're energized."
Maher joked about being brittle, then said he "feels (expletive) great."

The local developer, through affiliate Spanish River Development Partners, owns the vacant property at 555 Northwest Spanish River Blvd., which is just south of Yamato Road near Florida Atlantic University. It acquired the property from Boca Raton Regional Hospital for $15 million in 2013.

The developer secured approval for University Village back in 2015 but it hasn’t started construction. Meanwhile, a ramp from Interstate 95 to Spanish River Boulevard opened in 2018, improving access to the site.
In August, Penn-Florida submitted revised plans for University Village to the city. The residential unit count would be reduced from 829 units to 710 units. However, the total square footage of residential would actually increase 3% to 993,310 because the homes would be larger. The average home size in the new plans would be 1,007 square feet. The housing types would break down to 602 apartments, 48 townhouses, 31 single-family homes, and 100 units of senior multifamily. The tallest apartment building would be seven stories.
In addition, the office space would be reduced from 72,000 square feet to 68,276 square feet in a five-story building.
The retail/restaurant space would drop from 170,000 to 150,000 square feet, with most of it contained within mixed-use building. However, there would be one free-standing restaurant and a free-standing grocery market.
The number of hotel rooms would remain at 185, but the size of the hotel would drop from 140,000 square feet to 130,133 square feet in six stories.
University Village would have 2,989 parking spaces, including 1,507 spaces in parking garages. The traffic study said the project would generate 7,922 daily vehicle trips. The developer plans to use shuttles and an internal intermodal center to reduce the traffic impacts.
University Village would be developed over three phases. The first phase would contain 466 residential units, the office building, the hotel and most of the retail/restaurant space. The second phase would have 184 residential units, followed by 131 residential units and the rest of the retail in the third phase.
Officials with Penn-Florida couldn’t be reached for comment. Coral Gables-based SB Architects designed the project.
Boca Raton has among the highest income levels in South Florida and it’s home to many of the region’s largest companies, such as ODP Corp., ADT, Geo Group and ModMed. That has created more demand for housing. As business owners relocate to the city and drive up housing prices, that could also lead to demand for office space as they move their companies here.
Penn-Florida is also building the Mandarin Oriental Hotel and Residences in downtown Boca Raton, although that project is dealing with lawsuits from some condo buyers.
